Is there any laws in MA that requires a landlord to give ample time on raising the rent?

I have been living in an apartment in Mass for the past 2 years. According to my lease I have to let my landlord know 2 months prior to my lease running out if I plan on extending my lease another year. I talked to my landlord in June and he said it was ok no problem for me to stay longer. He never told me he was going to raise the rent when I talked to him. When I got home yesterday I have the new lease sitting on my step for me to sign and this lease starts Sept 1. As I was looking it over he has raised the rent. I can understand raising the rent but this is only giving me 10 days notice before rent is due to come up with the extra money.
