Is the same equity selling than refinancing ?

I am a house's owner with 2 more person,I want my part, we try selling and the price was 325 we decide no sell and cancel the contract was 1 month. we will refinance and the appraisal was 254 that is correct ? all the steps made it august to date, is this correct, we due at bank 180, with this number is correct the part that want to give to me.
